Why Do We Carry Out Identity Checks?
Estate agents play an important role in preventing money laundering and financial crime.
Before we can proceed with certain transactions, we may be required to verify the identity of our clients and, where applicable, any beneficial owners involved in the transaction.
This may include requesting:
- Proof of identity, such as a passport or driving licence
- Proof of address, such as a recent utility bill or bank statement
- Additional information where required to satisfy regulatory obligations
These checks help us confirm that we know who we are acting for and ensure compliance with UK legislation.
Source of Funds and Source of Wealth
For some transactions, we may be required to obtain information about the source of funds being used to purchase a property.
Examples may include:
- Savings
- Sale proceeds from another property
- Inheritance
- Investments
- Gifts from family members
- Business income
Where appropriate, we may ask for supporting documentation to verify the origin of funds.
In certain circumstances, we may also need to understand the wider source of wealth that has enabled an individual to accumulate those funds.
Electronic Verification
To help make the process as efficient as possible, we may use electronic verification systems to assist with identity checks.
These checks are carried out securely and in accordance with applicable data protection legislation.
Additional documentation may still be requested where necessary.
Our Legal Obligations
Under Anti-Money Laundering legislation, estate agents are required to undertake customer due diligence and monitor transactions where appropriate.
There may be circumstances where we are unable to proceed with a transaction until satisfactory identification or supporting documentation has been provided.
In some situations, legislation may prevent us from explaining the reasons for certain actions or decisions.
